Stellar Properties New Agent Model
Purpose
Stellar Properties is actively looking to hire two highly productive agents who would like to subscribe to the Stellar Properties “Client Support Model”. Stellar Properties has a solid base of proven systems, processes and staff in place to support several more successful agents. These agents will most likely be agents who need some superior support staff, but do not want to hire a full time staff person or staff.
Financial “Deal”
· $833/Mo “Client Support” fee. The services provided are included in: “Stellar Agent Client Support Services”. It’s anticipated that these services will require about 10 hours a week.
· A commission split of 75/25 will be in place up to a $15K cap per year.
· Each agent will have half an office to share with the following provided: Phone, voicemail, copier/fax, office furniture, high-speed internet service, email, soft/hard file storage, general supplies, some Stellar Properties collateral, some general signs (open house, For Sale sign frames/panels, housewarming party, etc.).
· No commissions are charged for agents own deals not to exceed 3 per year.

· Commitment to high level of customer service. This is our “niche” and what we’re building our model and infrastructure around.
· Highly Productive. Agents that subscribe to the “Client Support” fee are going to be agents that run a highly productive business and need support from the Stellar Properties model in order to support their clients at a high service level.

Stellar Agent Client Support Services
Operations Manager Support
· High level transaction management from an experienced real estate professional including: contract assistance, main contract form(s) completeness, title review management, client support
· Listing coordination including: taking pictures/measurements, MLS entry, website entry, setup showing service
· Showing Service via CSS including: setup client login, automatic feedback entry, price reduction or attribute change notification.
· File tracking including: disclosures, title work, HOA documents,
Operations Assistant Support
· Sign installation/take-down, lockbox installation/take-down, document delivery
· Flyers development, delivery, updates
· Website maintenance and Craigslist Support
· “Runner duties” including: earnest money check delivery, post office delivery, "mailout” support, etc.
Backup Support
· Access to several Stellar agents for “backup coverage” (IE: vacations, regular time off, newborn period, sick time, etc.). Backup support will most likely be the Employing Broker – Tony Martinez.
· Other agents and operations staff available to assist with showings, open houses, etc.
